Management Fees

PREPARING THE LEASE AGREEMENT

We provide leases that protect your best interest and your most valuable asset – your home. We review the lease with prospective tenants to obtain complete understanding and compliance. Landlords can add unique restrictions and requests to our leases for further protection.

REPAIRS &
MAINTENANCE

In-house rental project manager handles all repair and maintenance concerns. Selected vendors are professional and prompt, capable of handling most repairs. Provide easy access phone numbers to tenants in case of emergencies.

Property Inspections

Perform periodic property inspections and supply landlord with a written progress report. Conduct a tenant move-in inspection, making note of the property’s condition on the move-in date. Verify condition of property at move-out with another inspection.

Turnkey Services

The transition between homes is a time to get the house prepped and ready for reoccupation. We offer complete Turn Key Services for your convenience.

Receiving Rent & Late Fees

We collect the rent and/or arrange for it to get to you within a timely manner, usually before the 8th day of each month. Send reminders to tenants when rent is late so that adequate late fees may be included. Copies of invoices and receipts are available to owners monthly and upon request. Owners receive monthly and annual Income and Expense Report of the financials concerning the property (rents collected, late fees, repairs and maintenance expenses.) Take steps to prevent evictions but quickly act to achieve one when needed for rent not received in accordance with the lease agreement.
